When you make a decision to sell your home, before you show it and before you contact a real estate broker, you need to get the property in shape to be as pleasing as possible to potential home buyers.

You can't make a second first impression! Potential buyers are going to react to your home based upon what they see when they arrive at your door. Make sure the lawn is mowed, weeds are pulled and hedges are clipped. Consider placing some potted flowering plants or trees around the entry way to provide a cheerful “welcome” to your visitors.

Light and airy are the keywords here! Open the windows if the weather permits. If not, put on the air conditioning or the heat – depending on what is needed. The windows should be clean and sparkling. Even if buyers come during the day, leave the lights on as there should be no dark corners in your home.

Secondly, your prospective buyers may be allergic to the spray or incense and may wind up sneezing instead of enjoying the smell of gardenias, lilacs or sandalwood.

Remove the clutter from your closets and from your garage. If you have boxes or objects with which you cannot bear to part, leave them with a friend on a temporary basis or spend a few dollars and put them in storage until your home is sold.

No clutter on counter tops. You want to create an appearance of spaciousness wherein the buyer feels he or she will have sufficient room to store everything that is in their own closets.

The kitchen is one of the most important rooms in the house and you can be assured that the drawers and cabinets will be opened. Get rid of the junk in your junk drawer. Be merciless because most of what you have is unnecessary anyway…..Start using all those cans in your cabinets as you want your prospective buyers to be able to project themselves into the house. They need to feel there will be ample room for their belongings (even if such is not the case).

If you feel the need to spruce up your home in order for it to be in condition to appeal to prospective buyers, a coat of paint should make a big difference. Choose a color that will appeal to most people and one that will not clash with the average person's color scheme. Off white is the safest bet – and it will make your home look larger.

If you are using a real estate broker, try not to be at home when the house is being shown. If you must be at home, smile pleasantly at the visitors but try to give the appearance of being absorbed in “something else”. Watch tv or read a book or do some gardening but do not follow the prospective buyers throughout your house. If and when they have questions, your agent should provide the answers.
